The Play

We didn’t ask them to say yes. We gave them a path to yes.

Our buyers wanted the solar owned outright: no inherited lease, no panels someone else holds the paper on. That meant the seller would have to come significantly out of pocket at close to pay the solar off.

We already knew the seller’s side of the math: they were covering a 2.5% buyer-side agent fee on top of their own agent’s commission. We weren’t going to ask them to spend a dollar less than they were already prepared to spend.

So we didn’t negotiate against their bottom line. We solved for it. We added $10,000 on top of list price, structured so it absorbed the solar payoff without moving the seller’s net. Against two other offers that landed in the same window, ours was the one that made the math work for both sides.

That’s how you win a deal in Los Angeles: you read both bottom lines, not just your own.
