The Play

We didn’t ask them to say yes. We gave them a path to yes.

Our buyers wanted the solar owned outright. No inherited lease, no panels someone else holds the paper on. That meant the seller would have to pay it off at close.

We knew the seller’s math: they were already covering a 2.5% buyer-side fee. So we didn’t ask them to spend less. We added $10,000 on top of list, structured to absorb the solar payoff without touching their net. Three offers landed in the same window. Ours was the one that worked for both sides.

The part nobody sees from the price: the lender waived the appraisal because the home was worth roughly $100K more than our clients paid. That was not luck. It was a 2014 build with one careful owner, a clean inspection report, full accessibility upgrades already in place, and a homestead exemption working in their favor.
